The problem
Three hundred rooms, one snag list, and a marketing date that will not move.
Every guest room repeats the same fit-out: HVAC fan coil, lighting circuits, containment, wet room, door hardware, FF&E and finishes. Multiply a small snag rate by three hundred rooms and the punch list becomes the critical path.
Meanwhile the central plant — chillers, boilers, AHUs, the BMS front end, life safety systems and back-of-house kitchens and laundries — is commissioned in parallel by different subcontractors, each reporting on its own sheet.
Deskely keeps the guest room checklist templated and repeatable while central plant and life safety run as their own subsystems, so opening readiness is reported by floor and by system rather than assembled by hand the week before launch.
Setting up the register
Rooms, floors and plant are structured so repetition does not become noise.
A single guest room template — pre-functional checks, FCU and controls, containment, wet room, FF&E snagging, finishes — is defined once and applied to every room, keyed to the room number.
Central plant, BMS points, life safety, kitchens, laundry and back-of-house areas sit as their own subsystems with their own commissioning agent sign-off.
Drawings, room data sheets and equipment schedules are parsed into that structure, so the register mirrors the room book rather than a generic checklist.
Execution
Pre-functional checks, functional testing and snagging happen room by room, on tablet.
Contractors complete pre-functional checklists and functional performance tests at the fan coil, the lighting circuit and the wet room, capturing photos where finishes and defects matter.
FF&E installation and snagging is tracked against the same room, so a room is not marked ready while a headboard or TV bracket is still outstanding.
Punch is categorised by whether it blocks practical completion for that room, letting housekeeping and operations plan a phased pre-opening walk.
Practical completion and handover
Rooms are released floor by floor, with life safety proven before anyone sleeps there.
Life safety cause and effect testing — fire alarm, smoke control, sprinklers, emergency lighting and door releases — is signed against the building before any floor is released for occupation.
Practical completion is issued floor by floor from the underlying records, with defects liability items carried forward with an owner and a date rather than lost at opening.
The O&M and soft landings pack builds continuously, so operations receive settings, warranties and test history on opening day instead of months later.
