    The problem

    Four hundred apartments, one riser, and a smoke control system that only makes sense as a whole.

    Each apartment repeats the same fit-out — kitchen, bathroom, heating and ventilation, electrical and finishes — but sits on shared risers, a communal smoke control system and central plant that no single apartment owns.

    Developers frequently need sectional completion, releasing sold apartments floor by floor while construction and commissioning continue above, which paper snagging lists cannot report reliably.

    Deskely templates the apartment record once while modelling risers, smoke control and central plant as their own subsystems, so a floor's readiness reflects both its apartments and the shared systems it depends on.

    Setting up the register

    Apartments, floors and shared risers are structured to match the handover strategy.

    A single apartment template — pre-functional checks, heating and ventilation, electrical, wet areas, finishes and snagging — is defined once and applied to every unit, keyed to the apartment number.

    Risers, smoke control, sprinkler mains, communal plant, lift systems and life safety are modelled as separate subsystems that individual apartments depend on for their own completion.

    Drawings, apartment schedules and riser diagrams are parsed into that structure, so the register reflects the actual sectional completion boundaries agreed with the employer's agent.

    Execution

    Apartment checkout and riser testing run on separate tracks that meet at each floor.

    Apartment pre-functional checks, functional testing and snagging are captured on tablet unit by unit, with photos recorded against known defect categories.

    Riser pressure testing, smoke control commissioning and communal life safety cause and effect testing are recorded against the floors and zones they serve, independent of individual apartment fit-out progress.

    Punch is categorised by whether it blocks that specific apartment's handover or the floor's sectional completion, so one unfinished unit does not automatically hold up its neighbours.

    Sectional completion and handover

    Sections complete on evidence, with life safety proven before anyone moves in.

    Sectional completion certificates are issued per floor or per core from the underlying apartment and riser records, with smoke control and life safety testing proven as a prerequisite for that section.

    Individual apartment handover packs — O&M information, warranties, settings and snagging history — are exported to each purchaser or occupier as their unit completes, rather than compiled centrally at the very end.

    Outstanding defects are carried into the defects liability period against the specific apartment or riser they belong to, with an owner and a date attached.
