    The problem

    Forty rooftops in a portfolio means forty utility applications, forty AHJ inspections and forty ways to lose track of one.

    A commercial rooftop portfolio spreads array installation, inverter commissioning, rapid shutdown testing and structural sign-off across many buildings at once, often with different installation crews, different authorities having jurisdiction (AHJ) and different utility territories for each site.

    When each site's commissioning pack lives in its own folder, the portfolio manager cannot see at a glance which buildings are stuck waiting on an AHJ inspection versus which are stuck waiting on a utility permission-to-operate (PTO) approval.

    Setting up the register

    Buildings, arrays and inverters are tagged assets with their own utility and AHJ requirements.

    Roof plans, array layout drawings, structural load assessments and single line diagrams for each site are parsed into a reviewed register, so every array, inverter and rapid shutdown device carries its building reference and its permit status from day one.

    Pre-energisation checklists, string testing templates and rapid shutdown functional tests are templated once and instantiated across every building in the portfolio, so a new site can be added without redefining the test set.

    Structural engineer sign-off, fire marshal walkdown and utility interconnection application status are held as their own record set per building, so the specific blocker for a stalled site is visible immediately.

    Execution

    Array testing, AHJ inspection and utility approval run in parallel across the portfolio, gated per building.

    String testing, rapid shutdown verification and inverter commissioning are captured against each building's array before the site is submitted for AHJ inspection, so an inspector is only called once the evidence is actually ready.

    AHJ walkdown findings and any resulting punch items are logged against the specific building and array, with the site's own permit number and inspection date attached rather than a generic portfolio note.

    Utility interconnection and net metering application status is tracked per building, so a delay on one utility's PTO process does not obscure the readiness of buildings served by a different utility.

    PTO and handover to the portfolio owner

    The portfolio owner inherits a fleet of rooftops that each need their own O&M and warranty record, not a single combined file.

    As-built array drawings, inverter warranty registers and structural sign-off for each building sit against the same asset the O&M provider will search for on the first service call, keyed to the specific site.

    Because the record set builds continuously against the register, a PTO evidence pack for any one building is an export rather than a reconstruction from a shared drive months into operation.

    Every signature keeps a name, role and timestamp, which is what the AHJ, the utility and the portfolio owner's asset management team all rely on before a building is marked live.
